Pickup Policy

What a winning bidder must complete before arrival, during removal, and before a unit can be marked clear.

Controlled-pilot policy

This document is ready for pilot review but still requires Ontario counsel approval before StorBids opens live auctions to the public.

Before booking pickup

  • Pay the buyer premium to StorBids. Pay the winning bid, applicable taxes, facility fees, cleaning deposit, and every other remaining amount in person at the facility.
  • Wait for winner-only pickup instructions. Do not visit the facility before an appointment is confirmed.
  • Review the deadline, access hours, vehicle restrictions, elevator or loading rules, required tools, and cleanout standard.
  • Bring government-issued identification matching the buyer account. Tell the facility in advance if an authorized helper will attend.

Appointment and access

Pickup is by confirmed appointment only. The facility controls physical access and may refuse entry when identity, payment, safety, staffing, or site rules are not satisfied. StorBids does not provide keys, gate access, labour, vehicles, or removal equipment.

Arrive within the confirmed window and follow facility staff directions. Children, pets, unapproved contractors, unsafe vehicles, smoking, impairment, abusive conduct, and entry into any other unit or restricted area are prohibited.

Removal and cleanout

  • Remove all property included in the sale unless the facility gives written instructions otherwise.
  • Do not use facility dumpsters or abandon property without express facility permission.
  • Leave the unit empty and broom-clean, avoid damage to the unit or site, and follow waste and hazardous-material rules.
  • Upload or provide the required cleanout proof. The facility manager confirms completion; StorBids does not release a facility deposit on the facility's behalf.

Helpers and contractors

The winning buyer remains responsible for every helper, contractor, vehicle, and item-removal decision. A facility may require names, identification, insurance, licences, or advance approval for third-party removal services.

An authorized helper does not become the buyer and cannot change the auction, payment, refund, or dispute instructions without account-holder authorization.

Unsafe or sensitive discoveries

Stop work if you discover a weapon, explosive, hazardous material, controlled substance, biohazard, identity document, medical or financial record, suspected stolen property, or another unsafe or disputed item. Keep it in place when safe, notify the facility, and follow the Prohibited Items Policy.

Do not access data on computers, phones, drives, or records found in the unit. Do not publish tenant information or sensitive discoveries.

Late, missed, or incomplete pickup

Contact the facility before the appointment or deadline if a delay is unavoidable. Rescheduling is not guaranteed. The facility's disclosed late, access, storage, forfeiture, and deposit rules apply, subject to mandatory law.

A missed appointment or incomplete cleanout may result in restricted facility access, deposit consequences, dispute review, and suspension from future bidding. StorBids will preserve the workflow record but cannot extend a legal sale or pickup deadline on the facility's behalf.

Damage, injury, and property risk

Buyers are responsible for planning a safe removal, using appropriate protective equipment, and avoiding damage to the unit, building, gates, vehicles, and other property. Report any injury, damage, or site incident to facility staff immediately.

Do not remove property that the facility identifies as excluded, disputed, unsafe, or not lawfully conveyed. Questions about title or ownership must be resolved before transport or resale.

Pickup disputes and support

Record the issue in the StorBids workflow and contact the facility first for access, condition, deadline, and deposit questions. Contact support@storbids.com for payment-state, account, scheduling-tool, or audit-record issues.

Include the auction title, unit number, facility city, appointment time, and a concise description. Do not put card data, tenant information, or sensitive property details in the email subject.
